How Our
Preventative Maintenance Plan Works

Step 1

Initial Roof System Inspection

The roof inspection consists of a concise inspection of the roofing system, from the membrane to the roof drainage system. The findings are then detailed in a report and include the following:

  • Roofing system details
  • Map indicating major penetrations and the location(s)
  • Detailed descriptions of discovered deficiencies and recommended repair options including price to repair
  • Roof grading. A-F, A indicating that there is 15-20 year life expectancy, F indicating that the roof has reached the end of its life cycle
  • Estimate(s) - For repairs and/or complete roof replacement costs

Step 2

A Path Forward is Agreed Upon

We assess each roofing situation thoroughly, taking into account any deficiencies discovered, as well as the age and condition of the existing roof. Based on our evaluation, we will either carry out all necessary repairs or proceed with a complete roofing system replacement, as mutually agreed upon with the building owner or property manager.

Step 3

A Maintenance Plan is in Effect

  • Bi-annual inspections (Spring/Fall) continue as long as agreement remains in effect and includes:
  • Building's roof will be clean of all roof debris
  • Seal and top off all penetration flashing
  • Seal counter flashings as needed
  • Coat flashings as needed
  • Clean gutters, scuppers, drains
  • Minor flashing repairs as needed
